Here is ours, and we can answer it from experience rather than theory, because we used to build bathrooms at that price.
Why we changed.
We got tired of the conversation where a homeowner spends ten thousand dollars, the room looks better, and eighteen months later the same leak comes back through the new tile because nobody opened the wall. So we stopped quoting that work and built three complete packages instead, priced to take the room apart and rebuild it properly. Construction input prices have also risen more than 43% since early 2020, according to the Bureau of Labor Statistics.
A full hall bathroom rebuild is $24,500. A primary bathroom is $48,500 or $65,500 depending on size and finish level. Those are our published totals and they include the design work. The table in the next section shows what our completed bathrooms actually cost, documented on Houzz
We are not the cheapest option in Alpharetta, and we are not trying to be. There are companies here that will replace your tub and surround in two days for a fraction of what we charge, and for some bathrooms that is genuinely the right call. The Part of a Bathroom Remodel Nobody Puts in the Photos
A bathroom is the wettest room in your house and the one with the most going on inside the walls. Supply lines, drain lines, venting, electrical, and in most Alpharetta homes a fan that was undersized when it was installed. When we demo to the studs, that is what we are actually looking at.
Plumbing.
Every fixture gets new supply and drain work. If your layout changes, so does the plumbing, and that is one of the two things that most affects what a bathroom actually costs.
Framing and insulation.
Walls get inspected and rebuilt where they need it. R13 insulation goes back in properly, which is also what stops your primary bathroom being the coldest room in the house in January.
When a wall has to move.
Platinum bathrooms usually mean taking a wall out to build a new floor plan, and that is not a decision to make with a sledgehammer.
Electrical.
Outlets and switches to code, proper protection, and lighting planned with your designer rather than wherever the old fixture happened to be. Four recessed lights on Silver, six on Gold, eight plus two sconces on Platinum.
Waterproofing and tile.
Tile is the finish everyone sees and the substrate underneath is the part that decides whether it lasts. That layer is not visible in any photograph and it is most of the reason a real remodel costs what it does.
