No One is Offering Transparent Basement Construction Pricing in Atlanta, GA

Every contractor prices differently for basement finishing projects in Atlanta, GA. Some charge cost-plus. Some bundle materials and labor into one number. Labor rates alone vary a lot between companies. That's usually why homeowners end up anxiously awaiting on a quote, not because the number is bad, but because they never knew what was actually being priced. We built our process of 'Simple Pricing Concept' for your basements remodeling, so you know what happens at every step, before you ever pick up the phone.

Husky Cara Fine Homes is an award winning, full service construction company serving the Atlanta metro area, specializing in kitchens, bathrooms, and basements. Our commitment is simple: quality workmanship, transparent pricing, and an exceptional customer experience. During your first appointment, we walk your home with you, take photos and measurements, identify your priorities, and immediately provide a project price range based on your vision and level of investment. Your package includes interior design services, with no hidden costs and no waiting weeks for a quote that doesn't fit your budget. Our White Glove Service was created for homeowners who value their time, their investment, and knowing exactly what to expect.

RECENT ATLANTA PROJECTS

Recent Basement and Bar Projects in Atlanta

Two jobs with very different starting points: a basement another contractor left half done, and a rooftop a family wanted for entertaining.

Kitchen pic 6.PNG

ATLANTA, GA · BASEMENT FINISH

The Chef's Kitchen Basement

Started by another contractor, finished by us.

The homeowner had hired contractors to frame her basement and put in some of the electrical, then stopped trusting the work. We reframed most of it, put in the electrical and installed a new 3-ton HVAC unit. The city inspected the work before we insulated, and it passed.

Her sister is a professional chef, so we designed the kitchen cabinets and countertop and ran an electrical line for serious cooking. Then came more than 150 sheets of drywall, new floors, doors and trim, a tiled shower, a tile backsplash with floating shelves, and fiber optic cable for the TV. She wrote us a Google review and sent photos to show other homeowners.

  • New 3 Ton HVAC

  • Passed City Inspection

  • 150+ sheets of drywall

  • Tiled shower

ATLANTA, GA · ROOFTOP BAR

The Rooftop Bar

Two bars, one inside and one out.

The homeowners wanted a place to entertain on their rooftop, with a bar, an ice machine and bar seating. We built two bar areas, one inside and one outside, each with room to show off the bottles and set out food and drinks. Outside, friends can sit at the bar, watch TV and eat.

Our interior designer worked with the family on the cabinets, the hardware, and the backsplash with its shelving and lights.

  • Ice machine

  • Indoor and outdoor bars

  • Bar Seating

  • Designer-led cabinets

Want a bar like this in your basement? Better adds a kitchenette, Best builds a full kitchen, and a designer works on every project.

What Atlanta Homeowners Turn Their Basement Into

The foundation, the walls and the roof already built and paid for. That's why the basement is
often the easiest place in the house to gain a room.

Guest on in-law suite

Put a bedroom, a full bathroom and somewhere to make coffee downstairs, and visits stop pushing anyone out of their own room.

Chateau Elan Home Gym

Home Gym

On the Best package, the fitnesss room comes with custom rubber floor tiles, gym hooks or shelves, and two 5x5 frameless mirros we install.

IMG_5361.HEIC

Home theater or media room

We build the room around the screen and plan the lighting and wiring before the drywall goes up.

WhatsApp Image 2026-09-17 at 10.38.53.jpeg

Bars or second kitchen

Better adds a kitchenette with a 48-inch base cabinet and a granite top. Best builds a full kitchen with a cooktop, sink, disposal, microwave, and a fridge with an ice maker.

Just bought a house where the last owner finished the basement badly? We tear oput the redo those too. Getting ready to sell? Tell us at the walkthrough and we'll talk through which package makes sense for the house.

UPFRONT PRICING

Basement Finishing in Atlanta Without the Guesswork

Search for basement remodeling in Atlanta and the top results give you a range like $75,000 to $300,000, or a form to fill out before you see any number at all. So you book 3 visits, want on thee quotes, and still can't tell what's inside each one.

We do it the other way. We call in upfront pricing, and it has been three parts.

1

The price is on this page

Three packages, priced per square foot: Good at $78, Better at $88 and Best at $98. Each one lists the bathroom, flooring, lighting, HVAC and kitchen it includes, so you can pick a tier before we ever met.

2

You get a number at the walkthrough

We walk your basement with you, measure it, take photos and talk through what you want. You leave that visit with a price range for your project, not a promise to email one later.

3

You approve the plan before we build

Your interior designer works through the floor plan or a 3D rendering with you, in person or by video. Construction starts once you've signed off on it.

How Much Does It Cost to Finish a Basement in Atlanta?

With us, finishing a basement in Atlanta costs $78 to $98 per square foot, depending on the package. That puts a 1,000 square foot basement between $78,000 and $98,000.

We measure your basement at the walkthrough, so the number you get there is based on your real space.

Why our price is higher than $30 a square foot

One Atlanta remodeler's published cost guide puts basic basement finishing at $30 to $40 a square foot: insulation, drywall, basic flooring, lights and paint. The same guide puts basements with bathrooms and kitchenettes at $85 to $100.

Our Good package at $78 already includes a full tiled bathroom. Better at $88 adds a kitchenette and a heat pump. The difference is that our list of what's included is on this page, line by line.

What can change your number

  • HVAC on Good. The Good package doesn't include it, so we talk through heating and cooling at the walkthrough.

  • Water getting in. If we find a moisture problem, it gets fixed before anything else is built.

  • Egress windows. A new bedroom without a window or door to the outside needs one cut in.

  • Plumbing. A basement with drains already roughed in under the slab is simpler than one where the concrete has to be cut.

  • Going custom. Layouts and finishes beyond the three packages get priced to your plan.

ATLANTA,GA

What Atlanta's Ridge, Red Clay and Rain Mean for Your Basement

Atlanta was founded in 1837 on a ridge in Georgia's Piedmont, and the ground and weather here decide a lot about how a basement gets finished.

1,050 ft

Hilly lots

Atlanta sits about 1,050 feet up, so many lots slope and one basement wall often sits at ground level. That's the natural spot for a walkout door or an egress window.

Red clay

It holds water

UGA Extension says Georgia's heavy clay soils "tend to hold moisture well," so we check drainage outside before we frame anything inside.

Why You need a Basement Renovation

Walk into most basements in Alpharetta and you'll see the same thing. A water heater. Some totes from the last move. Maybe an old treadmill nobody uses. It's square footage the house already has, sitting there, doing nothing for anyone.

Then something changes. A kid needs their own space. Someone starts working from home and the kitchen table isn't cutting it anymore. Family starts visiting more and there's nowhere for them to stay. And that basement stops looking like storage and starts looking like the easiest room to gain in the whole house because the foundation, the roof, and the walls are already built and paid for.

That's basement renovation. Not an addition. Not a new structure. Just finally transforming the space that you always dreamed of.

The Part of Basement
Renovation Nobody Shows You in Photos

Open or closed — that's the first real decision, before paint colors, before flooring. Open leaves the ceiling exposed, with ductwork visible along the joists. Closed hides all of that behind drywall or a drop ceiling, at the cost of a few inches of head height. We walk you through both, in person, before pricing ever comes up.

Basement HVAC: Heating, Cooling, and Improving the Air Quality

A finished basement needs its own real HVAC plan, not just a vent or two tapped off the upstairs system. Basement HVAC covers three things: heating and cooling sized correctly for the space, ductwork routed to actually reach every room being finished, and humidity control, since basements hold moisture even after the walls are dry. Better includes a 2.5 ton heat pump, Best includes 3 ton, both sized for the square footage being finished, not a generic number pulled off a chart.

We check for moisture and drainage on the very first walkthrough, before framing starts, because basement air problems almost always trace back to a water issue nobody caught early. That's also when we decide open basement or closed, since it affects how the ductwork gets routed and how much stays visible. You get one team handling HVAC as part of the renovation, not a separate contractor you have to find, vet, and schedule around your own build timeline.

Basement Flooring: Why Luxury Vinyl Plank Beats Carpet and Hardwood Down Here

Basement flooring has one job regular flooring doesn't: surviving moisture that can show up years after the room is finished. Carpet holds water and grows mold if it ever gets wet. Solid hardwood swells and warps. Luxury vinyl plank does neither, which is why it's the flooring in every tier we offer, not an upsell. Good and Better use 8mm LVP in the main living area, Best runs 12mm through the entire basement including bedrooms, thicker material that holds up to more daily foot traffic.

Every tier includes three and a quarter inch baseboards installed as part of the job, not billed separately after the fact. And because we're the same team handling the waterproofing and framing before the floor ever goes down, the flooring choice gets made with your actual basement's moisture history in mind, not picked off a sample board without knowing what's underneath it.

HUSKY-CARA-FINE-HOMES-LLC-Project-Photos-Reviews-Alpharetta-GA-US-Houzz-08-22-2026_12_44_A

flooring that
doesn't care if water shows up

Paint's easy to redo. Flooring isn't, especially in a basement, where water eventually shows up even in good ones. Every tier uses luxury vinyl plank instead of carpet or hardwood for exactly that reason, it doesn't warp, it doesn't hold moisture the way carpet does.

Modern Gym Interior

BASEMENT GYM:
Proof It's Not Just a Corner With a Treadmill

Rubber floor tiles, not a stick-on mat. Real gym hooks. On Best, two frameless 5x5 mirrors. This isn't a description, it's what's already sitting in the Chateau Elan photos above, a real room someone actually lifts weights in, not a rendering.

Basement Home Gym: What's Actually Included, Not Just a Corner With a Rack

A real basement home gym needs flooring that handles dropped weights and moisture both, proper ventilation since basements run more humid than the rest of the house, and enough electrical capacity for equipment that plugs in. On Best, that means customized rubber floor tiles instead of stick-on mats, real gym hooks or shelving, and two custom frameless 5x5 mirrors.

This isn't a hypothetical layout, it's the real Chateau Elan Gym & Juice Bar project, not a rendering. Because gym build-outs go through the same walkthrough as the rest of the basement, electrical and ventilation get planned before the drywall goes up, not patched in afterward once someone realizes the outlet's in the wrong spot.

Atlanta Basement Remodeling Questions, Answered

How much does it cost to finish a basement in Atlanta?

With Husky Cara, $78 to $98 per square foot, depending on the package. A 1,000 square foot basement runs $78,000 on Good, $88,000 on Better and $98,000 on Best.

How much does it cost to finish a 2,000 square foot basement?

$156,000 on Good, $176,000 on Better and $196,000 on Best. We confirm your real square footage at the walkthrough.

Can you finish a basement for $10,000?

Not with our packages. At $78 a square foot, $10,000 covers about 128 square feet, roughly the size of a storage room. We'd rather tell you that now than quote low to get in the door.

Do I need a permit to finish my basement in Atlanta?

In most cases, yes, especially when the plan adds plumbing, electrical work or a bedroom. Inside the city limits, residential permits go through the City of Atlanta's Office of Buildings. An Atlanta mailing address doesn't always mean you're inside the city, though. Most Sandy Springs ZIP codes used "Atlanta" as the default mailing city until the Postal Service approved a change in March 2026, and those homes get their permits from Sandy Springs.

Can I see a basement you've finished in Atlanta?

Yes. Watch the Millers' video review and see the Chef's Kitchen basement on this page, and see more of our basement work on our Houzz profile.

What are the most common basement remodel mistakes?

Finishing over a water problem, treating HVAC as an afterthought, putting a bedroom where there's no way to add an egress window, and choosing flooring that can't handle a damp slab. We look at all four during the walkthrough.

Is HVAC included?

On Better and Best, yes. Better includes a 2.5-ton heat pump and Best a 3-ton. Good doesn't include HVAC, so we talk through heating and cooling at the walkthrough.

Can you add a bathroom or a kitchen to my basement?

Yes. Every package includes a bathroom with a tiled tub and shower. Better adds a kitchenette, and Best builds a full kitchen.

What's the difference between basement finishing and basement remodeling?

Finishing turns an unfinished basement into living space. Remodeling reworks a basement that's already finished but dated or badly built. We do both.

Do you work in my part of Atlanta?

We work across Atlanta and the northern suburbs, including Decatur, Sandy Springs, Dunwoody, Roswell, Marietta, Johns Creek, Peachtree Corners, Milton, Alpharetta, Duluth, Cumming and Braselton. If you're closer to Alpharetta, see our basement remodeling page for Alpharetta.

Do you offer any discounts?

We don't run percentage discounts. Our prices are already published, so there's nothing padded to mark down. What we do offer is a price lock: sign at your walkthrough and the price we give you that day is the price you pay.

My basement had water damage and insurance is paying. Can you do the rebuild?

Yes. We work with your insurance company, document the damage and write a detailed scope for the rebuild. Tell us about the claim when you book.

What time of year is best to finish a basement in Atlanta?

Any time of year. It's indoor work, so weather rarely holds it up. If you're still deciding, a humid stretch in spring or late summer is a good time to check your basement with a cheap hygrometer. A reading that stays above 60 percent means humidity control belongs in the plan.

What if another contractor already started my basement?

We can take it over. At the walkthrough we look at what's already built. Work that won't pass code or won't hold up, like cut king studs or a load-bearing wall without support, gets torn out and redone before we finish the room. We did exactly that on a basement where another company had already done the framing and some of the electrical.
